Application Requirements


Please read all requirements below prior to starting your application.

ALL APPLICATIONS ARE FIRST-COME, FIRST-SERVED BASIS. This application does not guarantee the selected apartment.

BEGINNING THE PROCESS:

Application Submitted for an apartment with The Villages at Berlin, is not guaranteed. Please contact the Leasing Office to confirm availability prior to submitting application.

If you have a lock on your credit, please discuss with the Leasing Office IMMEDIATELY prior to submitting your application. If our leasing office processes your application without your notification, your report will come back incomplete, requiring us to resubmit which would generate another processing fee. 

***Prior to submitting application, please note in order to be approved we require the following:***

  1. Positive Credit History

  2. Positive Rental History

  3. Annual gross income must be equal to or greater than three (3) times the annual rent.

  4. Employment verification - One Month's worth of current pay stubs (or copy of offer of employment letter.) If you are self-employed or retired, we will need copies of last year's tax return as proof of income, as well as three months of bank statements (to be uploaded to your application)

  5. Copy of government issued photo ID (to be uploaded to your application)

  • To complete this rental application, you must be prepared to provide 3 years of residential history as well as contact information for your rental references.

  • Each resident over the age of 18 must submit a separate application.

  • Application fees are non-refundable.

Upon approval, you will be required to sign a lease with the property within 24 hours of the approval. Failure to sign the lease within the time frame will result in forfeiture of the apartment.


PRIOR TO MOVE IN:

Fees due prior to move in are as follows:

  1. Security Deposit - Equivalent to one month’s rent due 24 HOURS UPON APPROVAL. This must be submitted online.

  2. First Month's Rent - This is due 14 DAYS PRIOR TO MOVE IN. This amount must be paid online.

  3. Township Certificate of Occupancy fee (where applicable).


OTHER REQUIREMENTS PRIOR TO MOVE IN:

  1. Proof of renter's insurance - Minimum $300,000 personal liability. 

  2. If you are bringing a pet, documents and payment associated with your pet (s) will need to be taken care of as well.

    • (up to 2 pets allowed per Apartment, 30lb weight limit: additional documentation may be required for commonly known medium/large dog breeds)

  3. 1 Vehicle per Tenant permitted. (Commercial Vehicles are not permitted)

MONTHLY COSTS:

In addition to the base rent, tenants are responsible for the following:

  • Water/Sewer $70/month

  • Valet Trash Pick-up $20/month

  • Electric and Gas (varies monthly)

Included Costs: Fitness Center Access, Pool Access, Club Room, Dog Park, and Playground.


Application Fee: $85.00 per applicant (18 and older)
The application(s) must be filled out completely. This fee is non-refundable.
You must be eighteen (18) years or older to apply for an apartment.
